It would appear that the mortgage companies, mortgage departments at banks and the realtors have colluded. The mortgage departments at the banks court the realtors. The Mortgage companies doe the same. In some instances, the realtors are actually adding inserting interest rates on purchase sale agreements - based on their relationship with the mortgage companies (not what the buyer is actually negotiating). There are no longer definitive lines unless one is represented by an attorney. Bank mortgage departments and mortgage firms compete for the attention and business of the realtors.
