Smith, Chairman and CEO, Real Estate Division, Cendant Corp., within this letter Mr. Smith professes in the 4th sentence that "IT ESTABLISHES A FAIR PRICE FOR ITS SERVICES AND THEN MARKETS ITS PRODUCTS TO THE COMPETITION, SHARING 50% OR MORE OF ITS FEE TO ATTRACT BUYERS". This statement is without any evidence in my area of Hernando County. The local association is falling on the long established rule that the listing company establishes the co-operative fee for the co-operative licensee commonly known as the selling agent. I will be providing evidence that shows and proves the respective member discriminates other business models by not offering any coop fee to the licensee that is either representing the buyer as a buyer agent or by a licensee that is acting as a discount broker also known as a non-rep.
