I have competed my whole 20 years in the business for listings and buyers, if anything is true there is too much competition, too many Realtors who pull unethical practices to win the consumer. And those of us who know what we are doing and always keep in mind that this is a consumer business and go way out of our way to always be concious of this fact are hurt by the others. And no matter how hard we try to police ourselves, we can't be in the room with the others and the consumer. I have lost sellers and buyers to these realtors all the time due to excessive competition. </body> </HTML>
